- Verify with the society office that the plot exists, is in the seller’s name, and has no dues or disputes recorded.
- Visit the plot (or have someone you trust visit) — confirm the physical location matches the papers.
- Use written agreements for token, bayana and balance schedule; pay traceably, never in cash without record.
- Involve your own lawyer or a trusted transfer agent for the transfer itself.
A dealer who welcomes these checks is a good sign. One who rushes past them is the reason the checks exist.
